Retail Guidelines

Earlier this year the Orange County Board of Supervisors passed an ordinance requiring any proposed retail project exceeding 60,000 square feet to apply for a special use permit as part of the approval process. The County also developed Large Retail Use Design Guidelines in order to promote architectural excellence and character as well as compatibility with the surrounding areas. Wall-Mart is very sensitive to ensuring that our development is respectful of the County's unique location and history. We have developed this site with that specific concern in mind -- and in response to specific feedback we have received from the County leadership and its residents." Here are some key project facts:

  • Will maintain a 100 foot tree buffer between Route 3 and the project location.
  • Is set back 1200 feet from Route 3.
  • The exterior materials are a combination of primary and accent materials.
  • A variety of architectural elements have been incorporated into the design including awnings and canopies.
  • An extensive landscaped pedestrian walkway in front of the building to provide convenient and attractive access to the store.
  • Lighting has been planned in a way that minimizes spilling over onto adjacent sites.
  • Signage on Route 3 is will have an attractive “monument style” design less than 10 feet in height.
  • Will place nearly 17 acres of commercially zoned property into a conservation easement.
